Orlando’s Municipal Planning Board voted Dec. 21 to amend the Lake Nona Planned Development zoning to allow construction of an apartment tower that could be even taller than the new Wave Hotel.
The MPB recommended that City Council amend the PD for specific parcel across from the Lake Nona Town Center to adjust the height limit from 10 stories to 20 stories. The 12-acre, L-shaped parcel wraps the Landon House apartments and fronts on both Tavistock Lakes Boulevard and Lake Nona Boulevard. It will be bisected by a linear park, creating two distinct lots: one north of Landon House and the other immediately east of the existing community.
During the meeting, City Planner Colandra Jones told the board that if the Orlando City Council approves the PD amendment, the developer intends to file a specific parcel master plan for a multifamily tower. Those plans would go before the Southeast Town Design Review Committee. Currently, the 17-story Wave Hotel in Lake Nona Town Center is the tallest structure in the community. The 20-story building would still comply with the Airport Height Zoning Ordinance and would be entitled to receive FAA clearance for up to 205 feet, according to the staff report.
“We’re focused on getting the PD amendment approved for now,” Karlee Kunkle, spokesperson for Tavistock Development Company, said.
The new tower plan would replace a proposed master plan that was submitted in 2018 for the same parcel sought approval. The previous plan for a 450-unit apartment building would have been the largest multifamily building to date in the community and would have matched the height of the 11-story Pixon building.
The development included a five-story, 470-space parking garage, and retail on the bottom floor. The building, designed by Atlanta-based Dwell Design Studio, stepped down in height as it extended along Tavistock Lakes Boulevard, incorporating 10 stacked townhomes into the product mix.
The decision to add more height and density to the town center area comes as the Disney company purchased 60 acres in the town center with plans to shift 2,000 jobs from California to the new Lake Nona campus.
SIMCOM Aviation Training is also moving forward with its 90,000-square-foot global headquarters and training facility in the Lake Nona Town Center. Tavistock also is currently building a 5-story spec office building in the town center at 13495 Veterans Way and this year completed a 4-story,120,287-square-foot office building at 6820 Marwick Lane that is home to KPMG’s Capability Center.
